Why Flake Floors Suit the High Desert

Epoxy flake floors are the finish most Victorville garages end up with, and the climate is a big reason. Wikipedia notes that high wind events are common in the city all year, strongest in spring, and that they can raise dust storms. Fine tan dust finds its way under every garage door. On a solid gray floor it shows within a day. On a flake floor the speckled pattern hides it until you get around to sweeping.

How a flake floor is built

A flake system starts like any other coating: the concrete is diamond ground and repaired. Then a pigmented base coat goes down, and while it is still wet we broadcast colored vinyl chips across it by hand until no base shows through. That is called broadcasting to refusal. Once the base cures, we scrape and vacuum off the loose chips, then roll on one or two clear topcoats. The chips lock into the system and give it thickness and texture.

Full broadcast or partial

  • Full broadcast: chips cover the whole floor. This gives the most texture and does the most to hide dust, tire marks and small blemishes.
  • Partial broadcast: a lighter scatter over a solid color. It looks cleaner and more modern but shows dirt sooner.
  • Chip size: smaller chips give a tighter, granite-like look. Larger chips give a bolder pattern.

Most Victorville homeowners pick a full broadcast for garages and a lighter scatter for laundry rooms or covered patios.

Choosing colors for desert homes

Many High Desert homes have tan, beige or sand-colored stucco and tile roofs. Blends with tan, gray and brown chips tend to match the dust that blows in, which makes the floor look clean longer. Darker blends look sharp on day one but show light dust faster. Lighter blends stay cooler to the touch in a garage that warms up in the afternoon. We bring sample boards to the estimate so you can see each blend on your own slab.

Texture and grip

The chips leave a slight texture under the topcoat. That helps when the floor is wet from washing a car or when a light film of dust is on it. If you want more grip, we can add an anti-slip aggregate to the topcoat. If you want it smoother for rolling a creeper, we use fewer topcoat passes over finer chips.

Topcoat choices

The clear topcoat carries most of the wear. A polyaspartic topcoat resists UV and abrasion and cures faster. HomeGuide rates polyaspartic's UV resistance as excellent and standard epoxy's as poor to fair, which matters for any garage where the door stays up. HomeGuide also notes that adding flakes or custom colors to a polyaspartic system adds about $0.50 to $2.00 per square foot.

Where flake floors work

Garages are the main use. We also put flake systems in laundry rooms, mudrooms, covered patios, workshops, and small commercial spaces such as auto detail bays, salons and break rooms. A flake floor is a good pick anywhere you want something durable that does not need to look perfect after every use.

Epoxy Flake Floors Questions

Do flake floors hide dirt better than solid color?

Yes. The speckled pattern hides dust, small debris and tire marks far longer than a solid color, which is why most garage owners in windy areas choose it.

Are flake floors slippery?

Less than a glossy solid floor. The chips create a light texture, and an anti-slip additive in the topcoat adds more grip if needed.

How much do flakes add to the cost?

HomeGuide says flakes, custom colors or patterns add about $0.50 to $2.00 per square foot on a polyaspartic system. A full broadcast uses more chips than a partial scatter.

How long does a flake floor take to install?

Many garages are done in one to two days, depending on the products and the temperature. Fast-curing polyaspartic systems shorten that.
